Christmas shutdown – essential safety and site protection checks

Following last week’s planning and materials edition, this week focuses on the physical site shutdown. The Christmas period is one of the highest-risk times for site damage, theft and weather-related defects—often when no one is present to respond.

A thorough site check reduces the likelihood of early-year claims, delays, and rework.

  1. Secure Structural & Temporary Works

Before leaving site:

  • Ensure frames, bracing, scaffold and temporary supports are stable, secure, and compliant.
  • Dismantle scaffold if it cannot be left safe.
  • Check stability of masonry walls, partially completed structural elements, retaining walls and steelwork.
  1. Weatherproof the Building

Minimise risk of water damage during storms:

  • Ensure roof coverings, flashings and temporary structures are secured.
  • Cover any open wall cavities or exposed sheeting where building elements could be compromised.
  • Clear gutters, valleys and temporary drainage.
  • Protect particleboard floors, framing and unsealed internal linings.
  1. Isolate & Secure Services
  • Isolate electricity, water and gas where appropriate.
  • Clearly label any services that must remain live (alarms, pumps, security systems).
  • Check temporary leads, junction boxes and gas points are safe and compliant.
  1. Protect Tools, Materials & Equipment
  • Remove or lock up tools, plant/ equipment, and easily removable items, like PC items, supplies, and appliances.
  • Lock windows/doors in dwellings where available.
  • Store fuel, adhesives and hazardous materials safely or remove them.
  • Secure loose materials to prevent wind movement, like waffle pods and roof sheeting.
  1. Site Clean-Up & Public Protection
  • Remove rubbish and combustible waste.
  • Ensure fencing is intact, locked and stable.
  • Position signage at entry points.
  • Secure fall protection/ barricading around voids, edges and pools.
  1. Documentation Before Shutdown
  • Update the site diary and note shutdown dates.
  • Photograph key areas: roof, waterproofing, temporary protection, internal finishes.
  • File inspection reports and dockets so your January return is audit-ready.
