The building regulatory landscape is evolving, with important updates that all builders, designers, and developers need to understand as they plan projects going forward.
The NCC has been refreshed to improve building performance, sustainability, and accessibility.
One notable change is the update to the Premises Standards, which came into effect on 29 July 2025. The standards now reference the 2021 edition of AS 1428.1 Design for Access and Mobility, meaning access requirements for public buildings are more rigorous and better aligned with modern accessibility principles. Builders and certifiers must ensure compliance with these updated access provisions to support equitable use of public spaces by people with disability.
2. Energy Efficiency and Sustainability
NCC 2025 introduces tougher energy efficiency requirements, especially for commercial buildings. This includes reducing peak heating and cooling loads and encouraging renewable energy use. For residential buildings, there are new rules to improve thermal performance, think better insulation and centralized hot water systems in apartments.
3. Electrification and EV Readiness
Reflecting the rise of electric vehicles, the code now requires EV charging to be available at all new residential developments, this includes adequate electrical switchboard capacity and infrastructure for easy installation of charging stations.
4. Condensation and Waterproofing
New requirements aim to reduce moisture and condensation risks, with expanded roof ventilation rules and better waterproofing standards for wet areas, especially important for Canberra’s cooler climate.
